Frequently Asked Questions

    1. Do I need a HIP?
    2. In general, all homes in England and Wales which are marketed for sale require a HIP.

      Your property could be exempt:

      • if you are selling as the result of a private arrangement (without marketing)
      • if it is not used as a home
      • if it is unsafe or to be demolished
    3. What is included in the HIP?
      • Evidence of legal ownership
      • Sale Statement (summarising the terms of sale)
      • Energy Performance Certificate
      • A Local Authority Search
      • Drainage of Water Search
      • For leasehold and commonhold sales, certain additional information
    4. How long will the HIP last for?
    5. Your HIP will last until you have sold your property.

      If you decide to take your property off the market and then re-market it within a year of the date of your HIP you can use the same pack.

    6. How long does the HIP take to prepare?
    7. Our aim is to complete your HIP within seven working days. It may take a little longer if your property is leasehold or if it is not registered at HM Land Registry.
