- Do I need a HIP?
In general, all homes in England and Wales which are marketed for sale require a HIP.
Your property could be exempt:
- if you are selling as the result of a private arrangement (without marketing)
- if it is not used as a home
- if it is unsafe or to be demolished
- What is included in the HIP?
- Evidence of legal ownership
- Sale Statement (summarising the terms of sale)
- Energy Performance Certificate
- A Local Authority Search
- Drainage of Water Search
- For leasehold and commonhold sales, certain additional information
- How long will the HIP last for?
Your HIP will last until you have sold your property.
If you decide to take your property off the market and then re-market it within a year of the date of your HIP you can use the same pack.
- How long does the HIP take to prepare?
Our aim is to complete your HIP within seven working days. It may take a little longer if your property is leasehold or if it is not registered at HM Land Registry.
