Conveyancing working with partners to avoid search delays

Here at Fosters we have been advised that North Norfolk District Council will be undertaking a system upgrade, which will affect the ability for the Council to process any Regulated Searches for a three-week period.

The upgrade is taking place between the 12th November and the 7th December 2020 and conveyancers have been asked to process any urgent searches with them as soon as possible to avoid delay.

To reduce the risk of any of our property cases being negatively affected, we have taken the opportunity, where we can, to work with our partner organisations and introducers to proactively undertake searches as early as possible. This has included in some cases even asking vendors to undertake the searches before an offer has even been made on the property.

Commenting on the situation, Head of Residential Property at Fosters, Rebecca Laws said: “Client satisfaction is very important to us, and therefore we are committed to trying to reduce any avoidable delays to the conveyancing process for our clients wherever possible.

“The second half of this year has seen a huge surge in demand in response to the release of the housing market after lockdown and the change to Stamp Duty announced in July. Although very welcome and positive, across the industry this has already created delays to the conveyancing process – including amongst search providers as they try to process the large number of enquiries and cases.

“Upon hearing this news regarding local searches, we have proactively approached any of our clients who are currently marketing their property to try and undertake relevant searches in advance of this service stoppage. Hopefully through our partnership approach we can work together to continue to progress our client cases and avoid any hold-ups. We’d like to thank all of our partners for their help with this.”
